Buying a home in Minnesota in 2026
The 2026 Minnesota market is not one simple story. More homes are coming onto the market, but conditions still vary by location, price and property type.
More inventory is showing up
Minnesota Realtors reported statewide inventory above 20,000 homes in August 2026, more than 10% higher than a year earlier.
Prices have not simply fallen with inventory
The August 2026 statewide median sales price was $370,000, up 2.8% year over year. The Twin Cities median was $405,000, up 1.3%.
Negotiation looks different from property to property
Minnesota Realtors reported sellers received 97.5% of list price statewide in August and 98.2% in the metro. That is a broad market measure—not a rule for your offer.
What I would do as a buyer
Get your financing figured out, know your comfortable monthly payment, define the things you cannot compromise on, and judge each house on its actual numbers and condition.
